Regarding urban renewal project the benefits of the right owners are not only protected by the Urban Renewal Building Bulk Encouragement but also rewarded with floor capacity up to 150% of the law-permissible ones or 30% more on top of their existing capacity set by the law. More than that, they are subjected to duty reduction or exemption, including land price tax, house tax, land value increment tax, deed tax throughout the renewal process. Otherwise, re-construction on their lands shall subject to regulations on floor capacity set by relevant regulations as well as without covered by the aforementioned encouragement.
Urban renewal
This is aimed to replace, renovate, or maintain the blighted, old or degraded areas by the public or private sectors based on approved proposals made by specialists and scholars to restore urban functions, improve the living environment, and raise real estate value. These three approaches stipulated in the Urban Renewal Act are designed to improve our living environment (in terms of public interests) covered by urban development program.

Renovation of buildings may cover their modification, repair, or enrichment of equipment in them.

Urban renewal procedure
Set the renewal area or units
Set the renewal area or units: set up renewal area or units with urban renewal plan. The renewal area shall be set by the government while the units shall be subjected to application by the rights owners of the land and legitimate buildings.
Urban renewal enterprise overview
Once the renewal units set, the applicant shall get agreement from at least one-half of count and area of private land and legitimate buildings' rights owners in the renewal district and hold summary public hearings before filing for business summary to the city government.
